This 72,000 square foot building, halfway through the design phases, will provide a mix of twenty-three residential units, retail space, and sub-grade parking. Other features include a residents’ lobby and a cooperative rooftop terrace with small kitchen for the use of all residents. The direction from the owner is to offer, through design, a living experience that is substantially different from the city’s currently available condo-style housing stock, opting for higher ceilings, large expanses of glass for light and views, more modern interior detailing and materials to set this project apart. The design strives to respect its context within an historic city while at the same time present a building that is of its own time. There is a dual intent to remain sensitive in mass and scale to the core fabric of the neighborhood and to diverge from the use of traditional materials in an attempt to start a trend toward a more modern approach and interpretation within the city’s transitional zones. We have employed rain screen technology throughout with the main four story volume of the building being clad in terra-cotta panels which relate in color and material to the traditional brick of the surrounding structures. The terra-cotta body of the building is terminated at the fifth floor, coinciding with the cornice height of a neighboring church, thus deferring to the established masonry datum of the neighborhood. The lofty penthouse levels are set back from the streets in two steps providing ample outdoor spaces in the form of private and communal rooftop terraces, reducing the impact of shadows on neighboring structures, and allowing for a break in the treatment of cladding materials, switching to a lighter metal and glass that recedes above the masonry datum. The owner and design team are pursuing an Energy Star rating from the New York State Energy Research and Development Authority (NYSERDA) through the use of high efficiency mechanical, lighting and plumbing systems as well as increased building envelope performance, producing a building that outperforms the baseline by 28% in energy consumption and related cost. Additional sustainable systems explorations include green roofs, solar collection panels, and a sand filtration storm water collection and treatment component. In parallel, the USGBC’s LEED sustainability design guidelines are being tracked with the possibility of LEED Certification.
